Basement description and floor plans

The basement comprises five main areas:

• Utility Area, with space, plumbing and power points for a washing machine, tumble drier, freezer and more, for example, the house "wheely bin". This area includes a hand-built pine unit with stainless steel sink. There is a telephone point. Advantage is taken of the hillside location to provide access to Mount Pleasant Street via external double glazed doors; a window also looks onto the street.
• Hobby Room, constructed as a darkroom, with numerous power points, built-in units - one incorporating an enamelled steel sink - and adjustable shelving.
• General Area, again with external door and window to Mount Pleasant Street and with a Belfast-style sink.
• Solid Fuel Store, at the rear of the General Area.
• Shower Room, with shower and WC. A small window onto the adjacent garden.

The overall space (around 60m²), significant presence of natural light and multiple external access offer the potential to develop the basement for home office working, or even as complete self-contained accommodation, for example as a holiday let, subject to the necessary Building Regulation and Planning approvals.
